Is my property suited to the short lets market?

When it comes to short lets, which are usually touristic or corporate stays, there are a number of factors which determine how desirable a property will be.
Location
Properties close to key tourist attractions, the City centre or a business hub are likely to command a high occupancy rate for short lets. The stream of bookings come from tourists, day-trippers and business travel. Rentals close to the City centre also tend to command higher prices, due to their prime location. This isn’t to say that accommodation in quieter areas can’t also achieve high occupancy rates, but the price point may need to be lower.
Interior or aesthetics
Guests looking for a short stay tend to expect a luxury, hotel-like experience, though with the comfort and character of a lived-in home. Properties which are well decorated, well furnished and have an overall pleasing aesthetic are far more likely to attain high reservation figures. It’s worth considering that the UK government can provide allowances for purchasing fixtures or furnishings for a furnished holiday let business.
